6th Continuing Education Class of 2026 - Baton Rouge Real Estate

Just finished up another 2 hour real estate continuing education class - this one on Redhibition in Louisiana. This course was put on by Commerce Title and was taught by one of their real estate attorneys.


Very informative and interesting class as it relates to property disclosure information from the sellers and what happens when a seller doesn't disclose material defects related to their home to the buyer. A material defects is one that, if disclosed to the buyer, might reasonable cause that buyer to not move forward with the purchase of the home. It is further defined as a defect that can inhibit or even prohibit reasonable usage of the home.


We're not talking about a cabinet drawer not closing or a slow drain in one of the bathtubs. Material defects can refer to slab issues, hidden, significant termite damage, hazardous waste buried on the property, etc. The key here is that the seller is/was aware of a material defect and intentionally didn't disclose it to the buyer.


The penalties for not disclosure can range all the way from a post sale reduction in the sales price of the home all the way to a complete reversal/rescission of the actual sale itself!


If you are a seller of your home, the property disclosure form is one of your very best friends - disclose, disclose, disclose! Full disclosure will protect you from future claims from the buyers should something be discovered in the home.


This class gets me to 15 total CE hours for the year which is 3 more than is required by the Real Estate Commission. I've got another 2 hour class scheduled in June that will discuss the foreclosure process in Louisiana and will report back once that one is complete
