Inspection Week in Baton Rouge - Wedgewood Subdivision, 70816!

Busy week of inspections for a house my Buyer clients have under contract. This home is a newly renovated flip home that is being sold by an investment LLC and is located in Wedgewood Subdivision in Baton Rouge, 70816.


The first inspection was the general home inspection and it went pretty well. The inspector uncovered some electrical panel issues that must be addressed. Probably the most important fix is that the exterior panel that runs the pool & equipment is actually rated as an interior panel, so that panel is going to have to be replaced before we can move forward.


Another interesting issue that arose was that the master bathroom shower - which is a large, fully tiled custom shower with a rainfall showerhead placed in the ceiling - was run with 2 cold water lines and NO hot water line:) Somehow that was missed and will most certainly have to be fixed!


Atlas Home Inspection - Jason Hodges, handled the home inspection for us. I've worked with Jason for a number of years and he is a top-notch home inspector!

The next inspection was for the pool and pool equipment. This inspection turned out pretty well - the pool liner is quite new, but the filter equipment will need to be replaced as it is letting some sand through into the pool. We had that inspection completed by Pinch a Penny Pools and they did a great job for us.

Last inspection was the WDIR (Wood Destroying Insect Addendum) inspection or as it's commonly referred to - the termite inspection. That inspection came back good as well. Salvant Environmental Services handled that inspection and they did great job as they typically do!


You've got to be diligent when you purchase an investor flip home. The name of the game for an investor is to get the house purchased as inexpensively as possible, make it as pretty as quickly as possible and sell at the highest possible price. That can lead to some things not being done quite correctly in the home, or being missed altogether. Don't get blinded by the granite countertops and stainless steel appliances, but really dig in to look and inspect the non-surface renovated items such as electrical and plumbing infrastructure.
