Inspection Period Complete! Next Steps in Shamrock Plaza Subdivision, Baton Rouge, LA 70814!

We have successfully completed the inspection period for my Buyer's purchase of their new home in Shamrock Plaza Subdivision - 70814!
After a thorough inspector by Clayton Weeks (our home inspector), my clients and I sat down to review and make a decision on what type of a repair request we wanted to send over to the Seller for review and response. Our loan type is an FHA loan, and there are some property conditions that must be met or the appraiser can and will require repairs before releasing the appraisal to close the sale.
Fortunately, we only had a couple of property condition items that I felt might trip us up with the appraiser. We included them to request an actual repair along with a couple of other items that we wanted the seller to repair & remedy. There were several other items that my clients were comfortable addressing post-closing, so we requested some additional seller concessions as part of the repair request.
Good news - the seller agreed to all of our repair requests! We've got all the paperwork signed so the inspection period is now over. The seller is finishing up the repairs that we need completed prior to the appraisal and the lender is just waiting on my go-ahead to order the appraisal.
If the schedule holds, we may be able to close a little bit earlier than planned and my clients can get moved into their new home!
