Village at Magnolia Square Subdivision is a super popular community with a Baton Rouge postal address, but is part of the Central School System - 70818!

This community began to be built out in/around 2014 and still has some homes under construction to this day. It's a planned community with small lots, but very good sized homes with upscale finishes throughout. In addition to the high quality of new construction, one of the primary draws to Village at Magnolia Square is that it is part of the Central Community School District which is a huge selling point.

There are a couple of areas that feed into Central Schools - both with Baton Rouge and Baker physical addresses that can make looking for a home a bit tricky in this area. You can't just put a search in for the city of Central, you'll need to search on the school district field (if it's available on your public search platform).

You can access this subdivision from Lovett Rd (accessible from Sullivan Rd) and you'll find yourself in a quiet, secluded area with some super nice, new construction-ish homes! Typically homes will range from around 2,000 sf all the way up to 5,000 living square feet though I'd say the bulk of the homes will run in the 2,500 - 3,500 sf range. Home values will range from $400,000 all the way up to around $1,000,000!
