Veterans Administration (VA) Loan Information for the Greater Baton Rouge Area!

The Veterans Administration (VA) offers a tremendous benefit for their service members and/or eligible surviving spouses to aid and assist in the purchase of an owner-occupied residence.


VA mortgage loans are 100% loans which means no down payment is required and VA loans are structured to help minimize the closing costs that would normally be the responsibility of the Buyer. Because the VA guarantees some portion (or possibly the entire amount) of your mortgage, the interest rate tends to be lower than other mortgage loan types.


Here are some additional benefits to a VA Mortgage Loan:

  • 100% loan - no down payment required

  • generally lower interest rates than comparable loans

  • lower buyer-paid closing costs

  • the loan guarantee benefit offered by VA can be re-used over the service member's lifetime

  • loans can be approved with a minimum 520 credit score (may vary by lender)

  • no mortgage insurance is included in the loan

  • sellers can contribute up to 4% of the value of the home to the buyer in the form of closing cost concessions

  • buyer generally needs to be 2 years clear of a foreclosure to qualify for a VA loan
