If you are thinking about buying a house or actively working to get ready to purchase a home, here is a list of 10 things to NOT do as you begin to work through the mortgage process:
Don't change/quit jobs or become self-employed
Don't be late on any credit card payments or make large credit card purchases
Don't purchase a car, boat, RV
Don't purchase any big ticket items (sound system, big family vacation, etc)
Don't apply for new credit anywhere
Don't forget any debts on your loan application (tax delinquencies, liens, etc)
Don't make large cash deposits into your bank account
Don't spend down your savings account
Don't co-sign a loan for anyone
Don't open/close or change bank accounts
In general, you want to try to 'freeze' your current financial standings while you are going through the mortgage process. We all know that life happens and things can come up, so you just need to include your mortgage lender in the discussions if you need to do any of the items noted above. Many times your lender can accommodate these changes if they know about them upfront, but may not be able to do anything about it once done without their advance knowledge.
Here are a few DO's once you are in the mortgage lending process:
Do submit all required/requested documents to your lender as quickly as possible
Do be responsive to any and all lender/underwriter requests for information or answers
Do shop for home insurance quotes as soon as you have your new home under an accepted sales contract
