Tara Subdivision is a super sought after subdivision right smack in the middle of Old Baton Rouge. It is bounded by Goodwood Blvd to the south, Old Hammond Hwy to the north and Airline Hwy to the west. Typically home values in Tara range from $350,000 - $750,000.
Most of Tara's homes were built in the 1970's & 1980's and many of them have been totally renovated/updated to today's buyer standards. This is a large subdivision with several hundred homes and a community center & pool. The lots are very nicely sized and the homes typically range from 1800 sf - 3500 sf or so. Tara is especially popular for families with children attending Our Lady of Mercy as the entire subdivision sits in that school's attendance zone.
The picture above is a home that I sold. This one was fun and a challenge! It was a HUD foreclosure which are exceedingly rare to come across in Tara. We offered during the initial 10 day lockup period but our offer was not selected. However, about 7 days later, I was notified by the listing agent that the house was coming back on the market as the current buyers were cancelling their offer. I huddled with my buyers and we enhanced our original offer which I submitted online the same day the house came back live on the market. Our offer was accepted by 8:00 am the following day!
We completed our due diligence and ultimately closed on time despite some very real performance issues by HUD's asset manager which was located in CA. I do enjoy working foreclosure deals, but they can be very challenging when working with the foreclosing entities (HUD, Fannie Mae, Freddie Mac, Chase, Wells Fargo, etc) as they and/or their 3rd party asset managers communication typically leaves a lot to be desired. Fortunately I have about 15 years experience in closing foreclosures and short sales and know how to navigate the process!
