What a great way to end the week with a closing in Shamrock Garden Subdivision in Baton Rouge Rouge 70814!
After a couple of weeks of delays to get to the closing table we finally got everything sorted out for a surprise Friday closing. We successfully navigated an FHA appraisal for the house - both from a value and property condition perspective and prepared to close according to the contract.
We ran into a snag with the Seller's lender and getting a mortgage payoff amount from them. Fortunately the seller, their real estate agent and the closing attorney worked diligently with that lender to finally secure the documentation that we needed.
The buyer's lender originally thought we'd close on the following Monday, but I get a text from the listing agent on Friday around 11 saying that the lender wanted to close at 4:00 PM on Friday. That was followed by a call from the buyers saying the lender now wanted to close at 2:00 PM - so now we are off to the races!
It was a super rainy day on Friday in Baton Rouge, but I met my clients at 12:30 at the house to do our final walkthrough. The Seller had done a great job cleaning the house and leaving everything they had agreed to leave. As we were finishing up the walkthrough we were working through the final cash to close numbers for the buyers so they could get their closing check. It all came together and we were sold, closed & funded by 3:30 pm on Friday!
It was a great sales process through and through with both the buyers and sellers super happy with the results - which makes for a very happy real estate agent (me!)
