Sherwood Forest Gardens Subdivision - Baton Rouge 70815

Sherwood Forest Gardens subdivision is subdivision in Baton Rouge located on the east side of S Flannery Rd in 70815. When the subdivision was built it was a collection of freestanding 4 Plex townhome properties. Over time, several of those individual 4 plexes were converted in a single 4 Plex, multi-family property, but most of the units are still individual townhome units that do come up for sale from time to time.

The location is a good location as the subdivision is bounded by S Flannery to the east and Sherwood Forest Subdivision to the west. By and large the properties are well-kept and are attractive rental options for landlords.

The picture above is a fourplex that I sold. My clients were out of state investors and we won a multiple offer bidding situation for the property. We beat out 8 other offers and ended up winning by $500 over the next closest bid! My clients did some updating work and the individual units stayed rented throughout the duration of their ownership. I did end up listing and selling this fourplex for my clients after several years of ownership with about a $100,000 net gain on the sale.
