There are many homes in the Greater Baton Rouge Area that are not located in a subdivision, but rather are placed in a rural tract parcel of land. Generally these rural tract parcels of land are only subject to whatever zoning/building codes are currently in force in whatever city or municipal jurisdiction where they are located. Occasionally we'll see some additional building restrictions that have been placed on the parcel/land over time, but most of the time they are free from those additional, added restrictions.
The house pictured above is one of those homes that is located on a rural tract parcel, BUT does have some added building restrictions put in place by the original landowner. Nothing too restrictive, but they are in place nonetheless.
This home is located in the northern part of East Baton Rouge Parish where Baton Rouge, Baker & Central all kinda come together. This area is generally noted for mainly rural tract parcels that tend to be larger (1-3 acres) featuring larger & nicer homes.
The home pictured above is a home that I assisted my client in purchasing. If you are interested in viewing homes in the Baker/Central/Baton Rouge area please reach out and let's get started!
