Rural Development Loan Information for the Greater Baton Rouge Area!

A Rural Development loan is a a loan program administered and funded through the US Department of Agriculture. It is a 100% loan program so no down payment is required! An R/D loan is geared to a first time homebuyer (but CAN have owned a home previously) who has generally good credit, but not down payment funds needed for other loan types.
Actual loan qualification must be done by a mortgage lender, but there are several key factors in qualifying for an R/D loan:
The house must be located in an R/D eligible area (more on that below)
Household income for a 1-4 person household must not exceed $119,850 (includes ALL members of the household that will be living in the home)
Household income for a 5-8 person household must not exceed $158,250
These limits are for the Greater Baton Rouge area and will vary in different part of Louisiana
There are minimum credit scores and maximum debt to income ratios that must be met
In general, you cannot currently own a home - though it is just fine if you previously owned a home(s)
In terms of the geographically eligible areas for an R/D loan in the Greater Baton Rouge area, generally only the core/city limits of Baton Rouge proper and areas south of LSU are considered NOT eligible. Roughly 90% of East Baton Rouge Parish IS eligible. 100% of the homes in East/West Baton Rouge, East/West Feliciana, Livingston & Ascension Parishes ARE considered geographically eligible! I've included a link to the R/D eligibility search function below - just plug in an address and their system will tell you if the house does or does not qualify.
