Roseland Terrace Subdivision (Garden District) - Baton Rouge 70806

Roseland Terrace has the distinction of being the first subdivision in Baton Rouge and the first lot was sold there in 1911. The subdivision contains about 400 lots and was essentially fully built out by 1930. The other 2 subdivisions that essentially comprise Baton Rouge's Garden District are Drehr Place and Kleinert Terrace - both of which will be covered in subsequent posts.


Because this was the first subdivision in Baton Rouge, we see - still today - that most of the homes are architecturally very similar. They are all nearly your typical New Orleans/Acadian style cottages with some sort of a front porch. Some of the streets have rear driveway/alleyways, but others do have a front driveway accessing the side of the house/lot.


Most of the homes do not have garages or carports. They either were never built or the garages have been converted into secondary rental units. But since nearly every house is similarly situated, you know what you are getting into when you purchase in the Garden District in terms of parking/shade for your car.


There's a wide range of prices for homes in the Garden District. You can still find a home occasionally for sale at around $250,000, but it will almost certainly require a lot of work to update & modernize it. A fully redone typical Garden District cottage can sell for up to $500,000 or so. There are also a small handful of larger homes which were built over the years by combining 2 original lots of building a new 2 story home on an individual lot. The picture above is from a home I sold to a buyer client. The home had been mostly updated by the previous owners, but my client is in the process of fully updating it. He's working on a complete re-do of the kitchen right now. One that's complete, this home will be one of the most updated and renovated homes in Roseland Terrace!
