Home Listed and Sold in Sherwood Forest Subdivision, Baton Rouge 70815!

This home listing and subsequent sale completed a full circle relationship with my clients and was super bittersweet. These clients were referred to me multiple years ago as they were relocating to Baton Rouge from the Northeastern US so that one of them could complete their PhD work at LSU. We did a lot of Facetime touring of homes to winnow down their options and then spent a couple of days physically touring homes when they came to town.

They were attracted to this home by the renovation work that had been done by the previous owners along with the large backyard which was great for their puppy! Because the home had been on the market for a bit longer than typical, we were able to negotiate a really good purchase deal for my buyers.

They continued to do some updating work on the home for the 4+ years they lived in it, but the home was essentially move-in ready and updated prior to their purchase. After graduation from LSU, one of my clients accepted a job back in their hometown and they decided to move back to the NE.

We ended up accepting an offer from a buyer using a VA loan. VA loans can be challenging at times primarily due to the appraisal/property condition requirements put in place by VA. We had anticipated a potential issue with some peeling paint on the underside of the rear patio, but elected to see the results of the appraisal before proceeding with the repair. The house ended up appraising just fine in terms of value, but the VA appraiser flagged the peeling paint and required that it be fixed and re-inspected prior to closing.

We had already had a painter come out and give us a detailed quote on the job. That's typically very important with a VA required repair as the appraiser wants or requires specific actions to be performed. We detailed out how the peeling paint was going to be removed and the specific type of paint that we going to be used to re-paint. I forwarded the quote to the VA appraiser the next day and he approved the repairs as quoted. Our painter was on stand-by and he completed the job in 2 days. The appraiser came out, re-inspected the job and approved it - allowing us to close on time. And because of the care & maintenance of their home and the general health of the Baton Rouge real estate market, my clients were able to fund the down payment on their new home with the net sales proceeds from the sale of this home!
