Home Listed and Sold in Mid-City Baton Rouge 70808!

I listed this investment home for my client in the mid-city area of Baton Rouge - just down the street from St Joseph's Academy and Catholic High. This is a super desirable neighborhood that is centrally located to I-10, Florida Boulevard, a number of great restaurants and places to shop. As a result of some great pre-listing repair/renovation/cleaning work done by my client, the house went under contract within 3 days and sold/closed at almost the full asking price!
This home was originally occupied by my client and his family and he retained it as an investment property when he purchased their new house. Total props to him for investing in some substantial electrical upgrade work and foundation repair that completely paid off in the end!
This was an 80+ year old home that was still in very good shape, but needed some 'behind the walls and under the floor' work. Because my client was able to complete that work prior to listing and not in the heat of the inspection period/repair request timeline we were able to price and ultimately sell the house at a premium value for the neighborhood - and it appraised as well!
The buyer (who I did not represent), loved the neighborhood and understood/appreciated the quirkiness of an 80 year old historic home. Many times buyers think they want an older, historic home, but don't really understand that you will NEVER get a sparkling clean inspection report on these homes. It doesn't mean that they are unsafe by any means, but there are certain allowances that have to be made because of the age of the house.
This is such a centrally located neighborhood - located in/around Hundred Oaks Ave, Perkins Rd, S Acadian Thruway and Government St. Lots and lots of tree lined streets, not a great deal of traffic which allows for great running/walking routes & super friendly neighbors.
