Home Inspection Day for my Buyer's Home in Baton Rouge, LA 70814!

Today was the home inspection for my Buyer's home in Baton Rouge 70814. We negotiated a 10 calendar day inspection period and were able to get the home inspector booked for day 7 of that inspection period.
Having a home inspection by a licensed home inspector is one of the most important processes in buying a home. It is super critical for the buyer to have a really good understanding of what is and what isn't working in and around the home they want to purchase.
The entire home inspection process took about 2.5 hours for this home. It began with a complete exterior inspection by the inspector looking at the brick, siding, soffits, fascia and complete walk on top of the roof.
Once that was complete, the inspection moved inside. He tested all the outlets, ran the dishwasher & over, tested the a/c & heating unit along with testing each and every outlet in the house to make sure it worked! He inspected both electrical panel boxes, flushed the toilets and filled up the bathtubs to drain them to see if they drained efficiently.
We have our report and will be meeting up tomorrow evening to determine what type of a repair request to send to the seller for consideration. Once we send our request, the seller has 72 hours to respond to our request. If they don't agree to our repair request, then my clients have the option to cancel the purchase agreement and move on to the next house.
I cannot stress it enough - you should ALWAYS have a home inspection completed during your inspection period!
