October 2025 Home Sales Statics for the Greater Baton Rouge area are in and at the chart below:

October 2025 residential home sales statistics are in for the Month of October 2025 and it was another very solid month in our area!
727 homes were sold in the Greater Baton Rouge Area in October 2025 vs 673 sold in October 2024 with the median sales price increasing almost 2% up to $269,768. The average days on market inched up by 1 day to 69 days before going pending and historically that is still a good number for home sellers.
There are 3,014 total homes currently for sale in the Greater Baton Rouge Area with 1,104 new listings coming on the market in October 2025. Both of those numbers represent a slight increase over the comparable period in 2024, but really nothing to be very concerned about. We have a 4.5 month supply of homes for sale in our market as measured from October 2025's sales velocity - also unchanged from 2024. Typically anything less than a 6 months supply of homes for sale in a market is considered a health real estate market.
Our market is still not completely in balance - we do need additional home inventory to sell and market. As interest rates continue to hopefully decline, that will encourage more homeowners to list/sell their homes allowing them to purchase a new home.
Finally, if you look at the year to date numbers, you'll see a market improvement in 2025 vs 2024 in every tracked category which is a good thing. We do not have a distressed real estate market like you often time see on the news related to more coastal regions.
