Greater Baton Rouge Home Sales Statistics - February 2026

February 2026 residential homes sales activity in the Greater Baton Rouge area is now in and the numbers look pretty good! The month to month and year over year changes are all generally positive which shows some strength and growth in our housing markets - unlike many other markets around the country
February 2026 vs 2025 stats show:
633 vs 597 homes sold
929 vs 1,002 new listings
$278,500 vs $259,900 median sales price
82 vs 83 days on market prior to the final sale
4.2 vs 4.3 months supply of inventory
These numbers show a sharp increase in the median sales price for homes sold in February 2026 vs February 2025. We'll see next month if this was an anomaly or a sign of a potential trend. Historically anything under 6 months of supply represented a growing housing market and we are substantially under that number. I will say that the 82 days on market is a larger number than we would typically like to see, but put in the context of our other statistics it may not end up being a big deal.
If you look at the year to date numbers, the trend line look good early in the year. Total sales are up and the median sales price is up around $10,000 vs this time last year.
It remains a good time to buy and/or sell a home in the Baton Rouge area. There are deals to be had and sellers are becoming more and more responsive to contributing seller concessions as part of an offer.
