August 2025 Home Sales Statics for the Greater Baton Rouge area are in and at the chart below:

It's really a pretty decent month of home sales in the books for August 2025 in Baton Rouge.

861 homes were sold during the month at a median sales price of $272,000 after having been in the market an average of 67 days. Nearly all the sales related statistics improved in August 2025 as compared with August 2024.

We had 1015 new homes listed in August which moves our supply of homes to 4.5 months. Typically a housing market was considered in balance if there were 6 months of homes actively for sale as measured by the previous months sales velocity. Our market hasn't been at 6 months since pre-Covid and I'm not sure that we'll get to that point any time soon. We continue to have an imbalance of supply and demand in Baton Rouge - there simply aren't enough homes for sale to meet typical, historical demand

This is a combination of not enough new homes being built as well as many current homeowners being locked into super low interest rates on their current homes and being generally unwilling to trade that existing rate for a higher current market rate for their new home.

Finally, if you look at the year to date numbers, you'll see a market improvement in 2025 vs 2024 in every tracked category which is a good thing. We do not have a distressed real estate market like you often time see on the news related to more coastal regions.
