Goodwood Estates Subdivision is a highly, highly sought after subdivision located in the heart of Baton Rouge - 70806!. Goodwood Estates is located just north of Towne Centre and is very generally bounded by Jefferson Hwy to the south, Lobdell to the east, Audubon to the west and Government to the north.
This subdivision is characterized by a wide variety of home types and sizes. It is still in a very long and drawn out transitional period whereby many/most of the original homes are being purchased and torn down to be replaced by some very large and modern homes. The subdivision was originally characterized by 2 & 3 bedroom, single story homes not exceeding 1,500 or so living sf BUT they homes sat on very large lots.
Over time, those original homes continue to be bought up, torn down and 3,500 - 5,000+ sf new construction homes put in their place. Due to the geographic location of Goodwood Estates and the number of new homes fairly recently constructed, I don't see this trend ending anytime soon.
You will see some home values still in the $280,000 which feature small, original homes all the way up to $1,500,000 for homes that have been recently constructed.
