DSCR (Debt Service Coverage Ratio) Loan Program for Investor Home Purchases in Baton Rouge

This is a super loan program geared towards investor purchases of 1-4 unit investment properties. It requires minimal paperwork and can be underwritten faster than a typical conventional loan. Here are some bullet points for the loan:


  • minimum credit score of 680

  • NO W2's, bank statement or tax returns required

  • minimum of 20% down payment

  • appraisal required

  • market rent of the unit must AT LEAST equal the monthly mortgage payment

  • no limit on the number of DSCR loans an individual may carry

  • Investor(s) can utilize an LLC to complete the purchase


One other key factor with this loan is that there is no limit as to the number of these loans an individual investor can have in place at one time (unlike conventional loans). So long as the investor meets the credit score and down payment requirements AND the home meets the market rental rates required, the loan will be approved.
